Miami Beach is really a handful of distinct neighborhoods within one barrier island, each with its own character. South Beach
Miami Beach's southernmost and most recognized district, roughly south of 23rd Street. Home to the Art Deco Historic District, Ocean Drive, Lincoln Road, and the dense stretch of oceanfront condos and hotels along Collins Avenue. Expect walkable streets, year-round energy, and one of the area's highest concentrations of condo inventory.
Mid-Beach
The stretch of Miami Beach roughly between 23rd and 63rd Streets, known for boutique oceanfront condo-hotels and resorts such as the Fontainebleau and the Faena District. Generally quieter and more residential in feel than South Beach, while still an easy drive or bike ride to Lincoln Road.
North Beach
Miami Beach's northern neighborhoods, roughly north of 63rd Street, including areas like Normandy Isle and Ocean Terrace. Known for a slower-paced feel, mid-century architecture, and lower-density residential buildings compared to South Beach and Mid-Beach.
Sunset Harbour
A compact, walkable enclave on the bay side of South Beach near West Avenue, built around its marina and a popular strip of restaurants, cafes, and boutique fitness studios. A favorite for buyers and renters who want a residential feel within a short walk of the beach.
Venetian Islands
A chain of manmade islands connecting Miami Beach to the mainland via the Venetian Causeway, known for single-family waterfront homes, private docks, and a quieter, more residential character than the barrier island's beachfront strip.
